The approved development included a mix of shops, food and drink outlets, and health care services, anchored by a proposed Harris Farm Markets tenancy. TPA led the development application process, including coordination of technical assessments and community consultation, ensuring the project aligns with the Gold Coast City Plan and supports the ongoing growth and amenity of the Ashmore area.

TPA was proud to support Retail First in the ongoing redevelopment and extension of Australia Fair Shopping Centre, a landmark destination in Southport. The revitalisation project transformed the centre into a vibrant, modern hub for retail, dining, and lifestyle experiences—serving both the local community and visiting tourists. As part of the works, TPA prepared and managed a PDA development application for alterations and additions to the shopping centre, along with refurbishment of the upper levels of Australia Fair Metro and implementation of new signage throughout the centre.

Approval was received for a 2 into 2 lot subdivision and the establishment of a Food and Drink Outlet. The development reflects a well-considered design that supports future land use flexibility and commercial activation. The food and drink outlet complied with the prescribed building height under the zone code. While the advertising signage exceeded the building height, it remained compliant with the accepted height provisions for pylon signs, ensuring consistency with signage requirements. This development represents a positive contribution to the local area, offering enhanced commercial amenity and flexibility for future growth.

A development approval was obtained for Material Change of Use for the micro-brewery, in Fortitude Valley. The micro-brewery was considered ancillary to the hotel use, and all additional components — including the function facility, shop, and caretaker’s accommodation — are designed to complement and support the overall operation of the site. This application was an opportunity to enhance Fortitude Valley’s cultural and hospitality landscape. Some of the key features included brewing equipment showcased behind the main bar, vibrant beer hall & dining area, retail shop for takeaway and ancillary office space to support the operations.

TPA received the development approval for Cielo Group for a Material Change of Use to facilitate new Centre activities (Office & Shop) at Bulimba. The development revitalises the site through a complete redevelopment that aligns with the strategic vision for the District Centre Zone under the Brisbane City Plan 2014 and the Bulimba District Neighbourhood Plan. The development is consistent with planning objectives to consolidate Oxford Street as the primary hub for business, retail, entertainment, and community life in Bulimba. It promises to contribute positively to the streetscape and deliver a high level of amenity for future tenants and visitors.
