In collaboration with Shaun Lockyer Architects, TPA successfully led the development application process for Brownell Drive, Byron Bay. Approval was granted by Byron Shire Council for the construction of a contemporary three-storey home with a rooftop pool, set within one of the Region’s most iconic coastal locations. TPA prepared a comprehensive development application package that addressed the relevant provisions of the Byron Local Environmental Plan and Development Control Plan. Working closely with the project consultants, the application was carefully tailored to respond to the site conditions, including steep topography, bushfire risk, and existing vegetation, resulting in a high-quality architectural outcome that harmonises with the natural coastal landscape.

TPA’s involvement with Luminaire was from the creation to completion. This project encompasses residential and lifestyle development, located in the heart of Brisbane’s Gasworks Precinct. Featuring 214 luxury apartments and vibrant ground-level retail, Luminare sets a new benchmark for inner-city living. TPA worked closely with Brisbane City Council to achieve the development application approval & plan sealing approval. Our involvement ensured critical project timeframes were met, supporting Cavcorp’s continued delivery of high-quality, design-led developments.

TPA was excited to work with Azure Development Group in support of this development comprising 68 townhouses. Situated within the Community Residential Zone of the Springfield Structure Plan, the site is located in a Medium Density Precinct of the Brookwater South Precinct Plan. The proposal was Code Assessable and included an Area Development Plan aligning with the overarching Brookwater South Precinct Plan. The development has been designed to foster a vibrant and inclusive residential community, featuring high-quality terraced townhouses alongside shared community facilities including a swimming pool, fire pit, gym, steam room and sauna. These amenities support active and social lifestyles while enhancing the overall residential experience and aligns with the intent of the Community Residential Designation, offering diverse housing options in close proximity to a future centre, and contributing to a safe, attractive, and well-connected urban environment.

This exciting development presented a unique opportunity to unify multiple land holdings into a sophisticated, high-quality development that will serve as a striking gateway to the vibrant southern Gold Coast. The two-tower design features a mix of residential, short-term accommodation, and retail uses across 11 storeys, including 2 stages as follows:
Stage 1: 60 multiple dwelling units, communal amenities, and basement parking
Stage 2: 160 short-term accommodation units, hotel facilities, and a publicly accessible restaurant
The development is thoughtfully designed to complement the surrounding urban fabric, with active street frontages, integrated landscaping, and a strong architectural identity. The proposal aligns with the Medium Density Residential zone, enhancing local amenity while respecting the character of the area. With its blend of residential living, hospitality, and public realm improvements, this project will contribute positively to the evolving Kirra Beach precinct.

TPA was engaged by Retire Australia to assist with a Minor Change application to the approved development at The Green, Tarragindi. This community-focused project delivered 94 independent living units, complemented by outdoor sport and recreation facilities and a lawn bowls club—creating a vibrant and active lifestyle for residents in a well-connected suburban setting. In addition to facilitating the Minor Change, TPA supported Retire Australia through the condition compliance process with Brisbane City Council, helping ensure a smooth transition from approval to delivery.

NORMAN PARK, QLD
TPA undertook the application for development permit for building work involving extensions and partial demolition of a pre-1946 dwelling located within Brisbane’s Traditional Building Character Overlay. The renovations included minor demolition to the front façade and side elevations to facilitate rear extensions and enclosed space beneath the existing structure. Importantly, the demolition respects the integrity of the original dwelling and complies with the Traditional Building Character (Demolition) Overlay Code. The design features a two-storey side extension and double-width car accommodation, with built form, scale, and materials carefully selected to complement the existing character and streetscape. The proposal aligned with the Brisbane City Plan 2014, contributing positively to the heritage and residential appeal of Norman Park.
